Historic Rehabilitation 

Working with historic buildings is our passion. We take an active role in finding a balance between preserving historically significant properties and the economic realities that come with the cost of rehabilitation and preservation. We seek to achieve this cost balance through the use of a variety of federal, state and local tax incentive programs.

Where others see blight or neglect, we see opportunity to improve lives and create community. With a growing economy and the need to attract new businesses, the cost of building new properties and the high cost of rent can be a major obstacle. By partnering with the community, we're able to create affordable and sustainable housing options for residents, helping to alleviate the housing crisis and support the growth of the local economy.

We partner with property owners, developers, and local preservation organizations to acquire, redevelop, and preserve historic real estate, generating community revitalization and economic growth, while maintaining the cultural vibrancy of communities.

Brush Central Village

Affordable Housing at Central School, Brush, Colorado- Opening in 2023

Our team is currently working on the redevelopment of the old Central School building in Brush, Colorado into apartments. As a registered historical site, we are committed to maintaining the exterior of the building and its historical integrity. The City of Brush has provided incentives and grants to assist with the project.

 

Our plans for the site include converting each classroom in the main school building into an apartment, while the gymnasium and music room will undergo more dramatic changes. The main building will be the first phase of the development, with a goal of 20 apartment units in the main building and 40 units total at the completion of the project. The building will be renamed "Brush Central Village," in reference to its location in Brush and its history as a central part of the community.

 

We are excited to contribute to the housing needs of the Brush community while preserving a beloved and historic building.

The Stevens School

Restoring a Community Treasure: The Stevens School

We are excited to be bringing new life to the historic Stevens School. This beloved school, originally named after Myrta Pantall, a respected teacher and principal in the Sterling school district, served as a cornerstone of education and community for many years. It was later renamed in honor of Manly Stevens, the school's first principal, who served from 1953 until his retirement in 1977.

 

Unfortunately, the Stevens School fell into disrepair and was vandalized after it closed in 2007. However, with help from the Colorado State Historical Fund, the Stevens School is being revitalized into a development that will provide much-needed housing for the Sterling community.

 

The renovation project includes energy efficiency upgrades and will result in the creation of approximately 25 apartment units. The main school building, cafeteria, gymnasium, and auditorium areas will all be renovated. Our goal is to preserve the historic character of the Stevens School while also creating a modern and sustainable living environment.

 

We anticipate the project will be completed in 2024. We can't wait to see this landmark transformed into a thriving and welcoming community for residents.
